Overview
ORA Developers was founded in 2016 by Naguib Sawiris, who chairs the company. It develops residential, hospitality and entertainment destinations across seven countries, including ZED and Silversands in Egypt, Ayia Napa Marina in Cyprus and Eighteen in Pakistan.
BAYN is ORA’s first community in the UAE. The beachfront masterplan in Ghantoot, between Abu Dhabi and Dubai, is planned for around 9,000 homes, with a marina, lagoons, a sports club, schools, healthcare and a five-star resort. ORA recorded AED 2.7 billion of residential sales at BAYN in 2025.
In April 2026, ORA bought a further 4.8 million sq m of land in Ghantoot from Modon Holding, doubling its UAE footprint to 9.6 million sq m.

Ghantoot is on the coast between Abu Dhabi and Dubai, with access to Sheikh Maktoum Bin Rashid Road. ORA quotes about 30 minutes to Abu Dhabi and 20 minutes to Dubai Marina.
ORA broke ground in December 2025 and plans to begin handing over homes by December 2028. Phase 1 has 805 villas and townhouses with three to eight bedrooms across four gated clusters.
In April 2026 ORA bought a further 4.8 million square metres of land from Modon Holding in Ghantoot, doubling its UAE footprint to 9.6 million square metres. It expects total project investment to reach AED 30 billion at full development.
