What is Bani Yas?
Bani Yas is an established residential district on the Abu Dhabi mainland, often written as Baniyas. It is split into two halves, Bani Yas East and Bani Yas West, which sit on either side of the Abu Dhabi – Al Ain Road (E22).
It is a working suburb with its own centre of gravity rather than a commuter dormitory. The district has a large community mall with a municipal community centre inside it. There is also an equestrian centre, and a year-round programme of events run by Abu Dhabi City Municipality.
What sets it apart from the newer mainland districts is maturity. Bani Yas is already built, already lived in, and already served. Buyers looking here are usually weighing value and space against the shorter commutes offered by districts closer to the island.*
In short: An established mainland suburb in two halves, East and West, with its own mall, community centre and events programme.
Is Bani Yas the same as Sir Bani Yas Island?
No. These are two completely different places, and confusing them wastes a lot of people’s time.
Bani Yas is the mainland residential district this page covers, inside Abu Dhabi City. Sir Bani Yas Island is a wildlife reserve in the Al Dhafra region. The Environment Agency – Abu Dhabi describes it as the largest island off the coast of Abu Dhabi.
The distance between them is the point. Sir Bani Yas Island is about two and a half hours’ drive south of Abu Dhabi city, and you then reach it by ferry from Jebel Danna port. It is the former private island of the late Sheikh Zayed bin Sultan Al Nahyan, now home to Arabian oryx, Somali ostrich, gazelle, deer, giraffes and dolphins. Visitors stay at the Desert Islands Resort & Spa by Anantara.
So if you are searching for a home, you want Bani Yas. If you are planning a safari weekend, you want Sir Bani Yas Island. No property on one has anything to do with the other.
In short: No. Bani Yas is a mainland suburb. Sir Bani Yas Island is a wildlife reserve 2.5 hours away in Al Dhafra.
What is the difference between Bani Yas East and Bani Yas West?
They are the two halves of the same district, separated by the Abu Dhabi – Al Ain Road (E22). Until recently that road was a genuine barrier between them.
In April 2023 the Department of Municipalities and Transport inaugurated a new bridge and interchange linking the two halves. The department states that the crossing cut travel time between East and West Baniyas from 11 minutes to 3.
The scale of the work tells you how seriously the district is taken. DMT states the interchange handles around 1,400 vehicles an hour from the E22 and about 1,100 an hour from East or West Baniyas. The project included a main bridge and two further bridges, plus an upper intersection. It also converted the East Bani Yas roundabout into a signalised intersection and added pedestrian ramps, 210 energy-saving lighting poles and 195,580 square metres of asphalt. It also connected the junction to the Abu Dhabi Traffic Management Centre.
DMT gave the purpose as improving traffic flow to and from Bani Yas, supporting economic growth and meeting anticipated population growth. For a buyer, that last phrase is the useful one: the authority is planning for this district to get bigger.
In short: Two halves of one district either side of the E22, now linked by a 2023 bridge that cut the crossing from 11 minutes to 3.
What is Bawabat Al Sharq Mall?
It is the district’s main retail and leisure destination, and the reason Bani Yas does not need to send residents elsewhere for everyday shopping.
| Detail | What the mall states |
|---|---|
| Opened | October 2011 |
| Floor area | 62,265 square metres across two floors |
| Stores | Over 270 |
| Supermarket | Carrefour |
| Cinema | Novo Cinemas |
| Family leisure | Wanasaland, Trampo Park and Jumpers |
| Named brands | CenterPoint, Homes R Us, H&M |
Published figures for the mall vary between sources. Baniyas Investment & Development Company gives the floor area as 60,387 square metres, and Experience Abu Dhabi lists 150 stores alongside more than 22 restaurants and cafes. Treat all of these as indicative rather than exact.
The mall describes itself as sitting in the heart of Baniyas, with a traditional architectural design, and it forms part of the wider Bawabat Al Sharq Project. The Mafraq Hotel is next door.
One detail matters more than the shops. Abu Dhabi City Municipality runs its Municipal Community Center for Baniyas from inside the mall, which makes it the civic heart of the district as well as the retail one.
In short: A 62,265 sqm community mall from 2011 with over 270 stores, Carrefour, Novo Cinemas and the district’s municipal centre inside it.
What does Abu Dhabi City Municipality run in Bani Yas?
A community centre and a continuous programme of events, run under the name Baniyas Community Caravan. The municipality refers to its facility here as both the Municipal Community Center and Al Tawajud Al Baladi Center – Baniyas.
Published examples give a clear picture of what that means for residents.
| Programme | What the municipality ran |
|---|---|
| Bani Yas Summer Event | For ages 8 to 14, from 10 July to 4 August 2023 — swimming, shooting, horse riding, jiu-jitsu, Quran memorisation, arts and traditional crafts, plus trips to Al Forsan Resort and Yas Entertainment City |
| Children’s sports day | With the Abu Dhabi Early Childhood Authority and the Bani Yas Equestrian Center — a school trip for Bani Yas pupils, a session on horse riding, and supervised riding with the centre’s trainers |
| Emirati Women’s Day | A three-day celebration at Bawabat Al Sharq Mall, honouring five women, in its second consecutive year |
| Senior citizens programme | Quran circles, fire safety and prevention workshops, home gardening and pottery painting, food waste sessions, and sports and entertainment |
| Sustainability Champions | A May 2026 schools event engaging around 150 students across Baniyas and neighbouring districts |
The partner list across those events shows which bodies are active in the district. It includes the General Authority of Islamic Affairs and Endowments, Abu Dhabi Police, the Abu Dhabi Sports Council and the Abu Dhabi Civil Defense Authority. Also involved are the Abu Dhabi Agriculture and Food Safety Authority, the Family Development Foundation, the Emirates Heritage Club and the Integrated Transport Centre.
In short: A municipal community centre inside the mall, running youth, seniors, sports and heritage programmes year-round.
Who develops property in Bani Yas?
Baniyas Investment & Development Company is the name most closely tied to the district’s modern development. The company lists the following in its portfolio.
- Bawabat Al Sharq Project — described by Experience Abu Dhabi as a multi-billion-dirham mixed-use development
- Bawabat Al Sharq Mall
- Baniyas Cinema – Novo
- Real Madrid Foundation Academy
- Al Sharq Heights, listed as a new project
Beyond that masterplan, most of Bani Yas is established stock rather than phased releases from a single developer. That changes how you search here: availability moves listing by listing rather than launch by launch, which makes an agent more useful than a brochure.
Address Point Properties can tell you what is on the market in Bani Yas now, in both East and West, and what comparable homes rent for.
In short: Baniyas Investment & Development Company leads the Bawabat Al Sharq masterplan; the rest is established stock.
Where is Bani Yas and what is nearby?
On the Abu Dhabi mainland, on the Abu Dhabi – Al Ain Road (E22) corridor heading inland. That position shapes everything about the district.
- Mafraq Hospital — on the district’s doorstep
- Musaffah — the industrial and commercial belt, a major employment centre
- Mohammed Bin Zayed City and Khalifa City — the mainland institutions, schools and hospitals
- Al Wathba and Al Shamkha — neighbouring mainland districts
- Al Ain — reachable directly along the E22
Mafraq Hospital is the nearest major healthcare. For specialist care, Mohammed Bin Zayed City holds over a thousand beds across two medical cities, including Sheikh Shakhbout Medical City. Khalifa City carries the mainland’s densest school cluster.
For work, Musaffah is close, which matters for a large share of this district’s residents.* And the Sheikh Mohammed Bin Zayed Road (E311) connects across to the rest of the mainland belt.
In short: Inland on the E22, next to Mafraq Hospital and Musaffah, with the mainland institutions a short drive away.
Who does Bani Yas suit?
- Buyers and tenants who want more space for the money than the districts closer to the island offer*
- People working in Musaffah or along the E22 corridor
- Families who want retail, cinema, leisure and a municipal centre all inside the district
- Households who value an established, lived-in neighbourhood over a new development
- Anyone who travels regularly to Al Ain, which the E22 connects directly
Who might prefer somewhere else?
Anyone who wants a short commute to the island or to the airport. Bani Yas sits inland, so buyers who want to be closer in should look at Khalifa City, Shakhbout City or Mohammed Bin Zayed City instead.
Anyone who wants waterfront. This is an inland district, so Al Raha Beach, Al Jubail Island and Yas Island are the places to compare.
And anyone who wants a gated, branded master-planned community with its own amenity package should look at Al Reef, Al Ghadeer or Zayed City.
In short: Not for buyers who want a short island commute, waterfront, or a gated master-planned community.
What property is available in Bani Yas?
This is the question an agent answers better than a guide. Bani Yas is an established district, so stock turns over continuously rather than arriving in developer phases.
Three comparisons are worth asking us to run. How does Bani Yas price against Mohammed Bin Zayed City and Al Shamkha for the same budget? Do East and West differ in price, and by how much? And what do comparable homes here actually rent for?
Address Point Properties can answer all three with current numbers, and show you what is available in both halves of the district.
In short: Established stock that turns over continuously. Contact Address Point Properties for current availability and rents.
FAQ — Bani Yas
What is Bani Yas in Abu Dhabi?
Bani Yas, also written Baniyas, is an established residential district on the Abu Dhabi mainland. It is split into two halves, Bani Yas East and Bani Yas West, which sit on either side of the Abu Dhabi – Al Ain Road, the E22. It functions as a working suburb with its own centre of gravity rather than a commuter dormitory.
The district has a large community mall at Bawabat Al Sharq, with a municipal community centre inside it. There is also an equestrian centre and a continuous programme of community events. What distinguishes it from newer mainland districts is maturity: Bani Yas is already built, already lived in and already served.
Is Bani Yas the same as Sir Bani Yas Island?
No, and this is a common and costly confusion. Bani Yas is a mainland residential district inside Abu Dhabi City. Sir Bani Yas Island is a wildlife reserve in the Al Dhafra region. The Environment Agency – Abu Dhabi describes it as the largest island off the coast of Abu Dhabi.
The island is about two and a half hours’ drive south of Abu Dhabi city, reached by ferry from Jebel Danna port. It was the private island of the late Sheikh Zayed bin Sultan Al Nahyan. It is now home to Arabian oryx, Somali ostrich, gazelle, deer, giraffes and dolphins, with visitors staying at the Desert Islands Resort & Spa by Anantara. If you are house-hunting, you want Bani Yas.
What is the difference between Bani Yas East and Bani Yas West?
They are the two halves of the same district, separated by the Abu Dhabi – Al Ain Road. Until recently that road was a real barrier between them. In April 2023 the Department of Municipalities and Transport inaugurated a new bridge and interchange linking the two. The department states that it cut travel time between East and West Baniyas from 11 minutes to 3.
DMT states the interchange handles around 1,400 vehicles an hour from the E22 and about 1,100 an hour from East or West Baniyas. The work included three bridges, an upper intersection, the conversion of the East Bani Yas roundabout into a signalised intersection, pedestrian ramps and 195,580 square metres of asphalt.
What is Bawabat Al Sharq Mall?
It is the district’s main retail and leisure destination, and the reason Bani Yas does not send residents elsewhere for everyday shopping. The mall opened in October 2011 and states a floor area of 62,265 square metres across two floors, with over 270 stores. Carrefour is the supermarket, Novo Cinemas the cinema, and family leisure includes Wanasaland, Trampo Park and Jumpers. Named brands include CenterPoint, Homes R Us and H&M. Published figures vary between sources. Baniyas Investment & Development Company gives 60,387 square metres, while Experience Abu Dhabi lists 150 stores with more than 22 restaurants and cafes. Treat the numbers as indicative. The Mafraq Hotel is next door.
What does Abu Dhabi City Municipality provide in Bani Yas?
A community centre and a continuous events programme run as the Baniyas Community Caravan. The municipality calls its facility here both the Municipal Community Center and Al Tawajud Al Baladi Center – Baniyas, and it operates from inside Bawabat Al Sharq Mall. Published examples show the range. The Bani Yas Summer Event ran from 10 July to 4 August 2023 for ages 8 to 14.
It covered swimming, shooting, horse riding, jiu-jitsu, Quran memorisation, arts and traditional crafts, with trips to Al Forsan Resort and Yas Entertainment City. A children’s sports day ran with the Abu Dhabi Early Childhood Authority at the Bani Yas Equestrian Center. There is also a seniors programme and an annual Emirati Women’s Day celebration.
Is there an equestrian centre in Bani Yas?
Yes. The Bani Yas Equestrian Center appears in Abu Dhabi City Municipality’s own published material as the venue for a children’s sports day held with the Abu Dhabi Early Childhood Authority. The municipality describes a school trip for pupils from Bani Yas schools and a session on the benefits and importance of horse riding. Children under 14 then rode under the supervision of the centre’s own trainers. Horse riding also appears in the Bani Yas Summer Event programme alongside swimming, shooting and jiu-jitsu. For current opening hours, lesson availability and membership, contact the centre directly, as these change.
Where exactly is Bani Yas?
On the Abu Dhabi mainland, on the Abu Dhabi – Al Ain Road corridor heading inland, with Bani Yas East and Bani Yas West on either side of the road. That position shapes the district. Mafraq Hospital is on its doorstep, and Musaffah, the industrial and commercial belt and a major employment centre, is close. Mohammed Bin Zayed City and Khalifa City carry the mainland’s institutions, schools and hospitals, and Al Wathba and Al Shamkha are neighbouring districts. The E22 also runs directly to Al Ain, which matters for anyone travelling there regularly. Drive times vary considerably with traffic, so test the routes you would actually use.
Is Bani Yas good for families?
It suits families who want an established neighbourhood rather than a development still being built. Everything for daily life sits inside the district: a large community mall with a supermarket, cinema and family leisure, a municipal community centre inside that mall, and an equestrian centre.
Abu Dhabi City Municipality runs youth, sports and heritage programmes locally throughout the year, including a summer programme for ages 8 to 14. Mafraq Hospital is close, and the mainland’s densest school cluster is in Khalifa City. What Bani Yas does not offer is waterfront or a short commute to the island, so families who need either should compare with Al Raha Beach or Khalifa City.
Is Bani Yas a good investment?
The strongest argument is that the authorities are building for growth here. The Department of Municipalities and Transport opened the new bridge between Bani Yas East and West in 2023. It gave the purpose as improving traffic flow, supporting economic growth and meeting anticipated population growth. Infrastructure of that scale is not built for a district expected to stay still.
Against that, Bani Yas is inland, which keeps it out of the premium commuter bracket and tends to hold pricing below the districts closer to the island.* It also trades mainly as established stock rather than new launches, so the entry points and the tenant profile differ from an off-plan community.* Address Point Properties can give you current pricing and rents.
What property is available in Bani Yas?
Bani Yas is an established district, so stock turns over continuously rather than arriving in developer phases. Baniyas Investment & Development Company leads the modern development through the Bawabat Al Sharq Project. That mixed-use masterplan includes the mall, Baniyas Cinema – Novo, the Real Madrid Foundation Academy and a new project listed as Al Sharq Heights.
Beyond that, availability moves listing by listing. Three comparisons are worth asking us to run. How does Bani Yas price against Mohammed Bin Zayed City and Al Shamkha for the same budget? Do East and West differ in price, and by how much? And what do comparable homes here actually rent for? Address Point Properties can answer all three with current numbers.
